ViroFab Moves Beyond Proof of Concept, Setting a New Benchmark for Tropical Luxury Living

TenuNYamaN at JIA Curated 2026 Showcases ViroFab as a Premium Prefabricated Building Solution

BALINEWSID.COM, SANUR — Bali’s premium construction sector is entering a new phase as ViroFab, a Pre-Fabricated Building System developed by PT Polymindo Permata, returns to the spotlight through TenuNYamaN at JIA Curated 2026, held from August 13–17 at Pantai Pengembak, Sanur, Bali.

This time, TenuNYamaN represents more than a demonstration of construction technology. Following its role as ViroFab’s pilot project at ARCH 2026, the project has now moved into the market-ready stage, targeting luxury hospitality and premium residential developments in tropical regions.

Rather than appearing as a conventional exhibition booth, TenuNYamaN has been presented as a living showcase—a complete structure that visitors can enter, experience and evaluate firsthand. The installation demonstrates how prefabricated construction can deliver premium architecture that integrates with nature without compromising design quality, craftsmanship, architectural flexibility or the overall spatial experience.

All panels—from structural and wall components to woven elements—are fabricated in a factory before being assembled on site. Through this approach, TenuNYamaN was completed in slightly more than one week.

From Speed to Certainty

Johan Yang, Executive Vice President of PT Polymindo Permata, described TenuNYamaN’s presence at JIA Curated 2026 as an important milestone in ViroFab’s development.

According to Yang, ViroFab is no longer focused merely on proving that prefabricated construction works. Its next objective is to demonstrate that the system is ready for real-world projects where quality, timelines and cost control are critical.

The transition from proof of concept to market-ready solution has become the central message behind ViroFab’s participation. The system is built around four key principles: Certainty, Collaboration, Innovation, and the Future of Tropical Luxury Living.

The proposition therefore goes beyond faster construction. ViroFab aims to provide greater certainty in quality, project timelines and budget management while preserving architectural freedom.

Tackling Three Major Construction Challenges

ViroFab has been developed to address three recurring challenges in luxury hospitality and premium residential construction.

The first is the unpredictable timeline that can result from weather conditions, logistics and workforce limitations.

The second is budget overruns, in which uncertainty during construction can increase project costs and ultimately affect a developer’s profitability.

The third is inconsistent quality, particularly in premium developments involving multiple units and demanding construction standards.

ViroFab addresses these challenges through off-site fabrication, with a significant portion of the work carried out in a controlled factory environment. This allows different processes to take place in parallel, making construction more measurable while helping maintain consistent quality.

Six Core Values of ViroFab

The ViroFab system is built around six key values: Assured Quality, Precise Timeline, Calculated Budget, Customizable Design, Tropical Durability, and Low Maintenance.

This approach positions prefabrication not as a limitation on architectural creativity, but as a system that can support design flexibility. Architects retain the freedom to develop their concepts, while ViroFab translates those designs into construction-ready solutions.

Tropical performance is another important consideration. The system is designed to respond to heat, humidity, heavy rainfall and coastal environments, with materials and fabrication processes intended to support long-term performance.

Where Prefabrication Meets Nature

TenuNYamaN carries the philosophy: “We do not build against nature. We weave within it.”

The principle reflects ViroFab’s approach to tropical architecture, where buildings are not positioned in opposition to their surroundings but are designed to integrate with the natural environment.

Materials, lighting, vegetation, spatial proportions and user experience are brought together as an integrated response to Bali’s tropical character.

This approach also challenges the perception that prefabricated buildings must be uniform or lack character. Through TenuNYamaN, manufacturing technology becomes part of the process of creating premium architecture while preserving craftsmanship and a distinctive spatial experience.

Bali as a Platform for Tropical Luxury

Bali provides a strategic setting for demonstrating the concept. As a major luxury hospitality destination, the island continues to demand developments capable of combining design, quality, guest experience and sensitivity to the tropical environment.

ViroFab is designed to serve a range of segments, including luxury villas, boutique resorts, wellness retreats, island developments, beachfront hospitality and premium residential projects.

TenuNYamaN demonstrates how prefabrication can be applied to developments that seek not only construction efficiency but also a sophisticated architectural experience.

More Than a Building: A Sensory Living Experience

TenuNYamaN also introduces the concept of a sensory living experience. Architecture, interiors, furniture, lighting, landscaping, materials and fragrance are integrated to create a cohesive spatial experience.

Visitors are therefore able to experience more than individual materials or construction technologies. They can see how multiple components work together as an integrated ecosystem.

The concept demonstrates how construction technology can contribute not only to production efficiency, but also to the way people experience and inhabit a space.

Collaboration as a Key Driver

TenuNYamaN also serves as a platform for cross-industry collaboration. VIRO and Häfele Indonesia are the lead collaborators, supported by a range of project partners contributing to different elements of the development, including HUBU, ROCA, QUADRA, ROMAN, MONOLIT, RZB, VANIA, GOODVIBES, ASTA, ARCSTONE, TEKA and INLITE.

For ViroFab, the collaboration highlights an important reality of premium development: no single technology or product can deliver the entire experience on its own.

Manufacturing, architecture, materials, technology and craftsmanship must work together as one ecosystem.

Selling Certainty, Not Just Prefabrication

The strongest proposition behind ViroFab is “certainty for luxury development.”

For luxury hospitality and premium residential projects, delays and budget uncertainty can have significant consequences. A construction system capable of making the process more controlled and predictable therefore becomes increasingly relevant.

ViroFab’s commitment also extends beyond project completion. The company provides a standard two-year warranty covering manufacturing and structural defects, with an option for an Extended Warranty of up to 10 years through a service contract.

TenuNYamaN’s appearance at JIA Curated 2026 is therefore more than an exhibition of a prefabricated building. It marks a shift in ViroFab’s position—from a technology being tested into a system being prepared for broader market application.

If the approach can consistently meet demanding requirements for quality, timelines, cost control and architectural character, prefabrication could move beyond its traditional role as an alternative construction method and emerge as a strategic approach to developing the next generation of tropical luxury living.

Ultimately, ViroFab is putting forward a simple but ambitious proposition: the future of tropical construction does not have to choose between efficiency and quality, technology and nature, or process certainty and architectural freedom. They can exist together.
