BALINEWSID, TABANAN – Nuanu Real Estate has officially unveiled Luna Residences, a premium serviced residence project developed in partnership with 618 Development and Luna Beach Club within Nuanu Creative City, Tabanan, Bali. The development is designed to capitalize on the growing demand for long-stay accommodation while offering investors a hospitality-driven property investment integrated with artificial intelligence (AI).
The project was introduced during a media gathering at Luna Beach Club on Tuesday (June 30), where the management outlined its vision, market strategy, and plans to combine residential living with entertainment, hospitality, and lifestyle amenities within the Nuanu ecosystem.
Nuanu Real Estate CEO Lev Kroll said changing global travel patterns have encouraged the company to develop a serviced residence concept instead of conventional villas. According to him, Bali is increasingly attracting remote workers, digital nomads, and international visitors seeking extended stays rather than short holidays.
“We are witnessing a global shift in travel behavior. More people are choosing to stay longer instead of taking short trips. That is why we see tremendous potential in the long-stay market,” Kroll said.
Unlike traditional residential developments, Luna Residences combines the privacy of apartment living with hotel-style services. Residents will have access to housekeeping, room service, food and beverage delivery, concierge services, and shuttle transportation connecting the residences with various attractions across Nuanu Creative City, including Luna Beach Club.
Nuanu Real Estate Head of Corporate Communications Reyni Wullur said the project is part of the company’s strategy to expand its real estate portfolio as Nuanu continues to evolve into a creative and lifestyle destination.
She noted that Bali’s west coast—including Cemagi, Seseh, and Nyanyi—has experienced significant growth in recent years, attracting increasing interest from developers and property investors.
“Luna Residences is designed as an integral part of the Nuanu Creative City ecosystem. We want to create a living experience that blends creativity, modern lifestyle, and premium hospitality within one fully integrated destination,” Wullur said.
The project has been designed by Dubai-based international architectural firm UDesign, while construction is being carried out by 618 Development, which has previously delivered several projects within the Nuanu area.
Luna Residences will offer four unit types: Studio, One-Bedroom Suite, Two-Bedroom Family Suite, and Penthouse. Every unit features a private balcony with views of the ocean, river, or the surrounding green landscape.
Launch prices start from approximately Rp3.3 billion under a 60-year leasehold ownership scheme, which the developer describes as one of the longest leasehold terms currently available for residential property in Bali.
The project will comprise 88 units developed in phases. The initial release includes around 15 units under a Friends and Family program, with management reporting that nearly half of these units were reserved within less than a month of their introduction.
Additional phases of approximately 15 units are scheduled to be launched each quarter, allowing supply to match market demand while maintaining the project’s exclusivity.
Beyond owner-occupiers, the company is also targeting property investors seeking rental income. Kroll estimated daily rental rates could range between Rp2 million and Rp5 million per night, depending on unit type and market conditions once operations begin.
He added that the project’s “plug-and-play living” concept enables residents to enjoy a fully serviced lifestyle without managing day-to-day operational needs.
The company acknowledged that it has not yet partnered with banks to provide mortgage financing but said discussions with financial institutions are ongoing to expand financing options for future buyers.
In addition to hospitality services, Luna Residences will incorporate AI into property management. Nuanu is establishing an AI Lab to develop digital solutions, including smart building operations, data analytics, and an AI Concierge system that will provide residents with faster and more personalized services.
“We want AI to be more than just a buzzword. It should genuinely improve service quality and enhance the overall resident experience,” Kroll said.
Wullur added that sustainability remains a core principle of the development, with environmentally friendly construction materials, recycled resources, electric mobility, and energy-efficient technologies incorporated throughout the project.
Meanwhile, James Karl Ephraim, Owner and CEO of Luna Beach Club, said Luna Residences would complement the destination that has been built over the past two years.
According to Ephraim, Luna Beach Club currently welcomes between 900 and 1,200 visitors daily, with significantly higher attendance on weekends. The venue employs approximately 450 staff and features multiple entertainment and dining concepts, including Underground Cooking, the fire-based fine dining restaurant 369, a nostalgia-themed dessert venue, and a cave lounge.
He said many guests attending concerts, parties, and special events at Luna Beach Club have frequently asked about nearby accommodation options.
“We are often asked where guests can stay after visiting Luna. Luna Residences will answer that demand and complete the overall guest experience,” Ephraim said.
According to the management, the integration of serviced residences with entertainment venues, restaurants, beach club facilities, and public spaces across Nuanu Creative City is expected to strengthen both Bali’s tourism sector and the region’s growing property investment market.
By combining hospitality services, AI-powered technology, sustainable development, and direct access to lifestyle and entertainment facilities, Nuanu Real Estate aims to position Luna Residences as one of Bali’s leading premium residential projects for long-term residents and investors seeking long-term asset appreciation.
