Seller Rejects Allegations in Villa DOM Dispute, Says Russian Buyer Defaulted on Rp6.5 Billion Deal

BALINEWSID.COM, BADUNG – The legal dispute surrounding Villa DOM in Nusa Dua, Badung, has entered a new phase after the seller’s side publicly denied allegations circulating on social media, including claims of fraud, embezzlement, and child harassment involving a Russian national.

Speaking to reporters on Saturday (June 13), attorney Yuliana Avani, representing the seller, Jason Pieter, said the narrative that has spread online does not reflect the actual circumstances of the case.

“We reject all of those allegations. The chronology circulating on social media is not consistent with the facts,” Avani said.

According to Avani, the dispute stems from a property sale agreement signed in July 2025 for Villa DOM, valued at Rp6.5 billion. The buyer, a Russian national identified as ED, reportedly paid a down payment of approximately Rp1.95 billion but has yet to settle the remaining balance of more than Rp4 billion.

Avani explained that the buyer had signed several Sale and Purchase Binding Agreements (PPJB), both through a company and through an Indonesian citizen allegedly acting as a nominee. Under the agreement, the transaction was to be fully settled by March 2026.

“The agreement required full payment by March 2026. Since no payment was made by that deadline, a legal default has occurred,” she said.

Despite the outstanding balance, the buyer has allegedly occupied Villa DOM continuously since December 2025.

Jason Pieter stated that the situation has caused significant losses to him as the legal owner of the property. He emphasized that he still holds the villa’s land certificate and ownership documents.

“We have never refused mediation. We only asked them to temporarily vacate the property until the matter is resolved, but that request was never fulfilled,” Jason said.

The seller’s side also claimed it had offered to return part of the money already paid after calculating occupancy costs and alleged damages incurred during the buyer’s use of the villa. However, the offer was reportedly rejected because the buyer demanded a full refund of all funds paid.

Addressing the viral incident involving damage to the villa’s gate and entrance door, Avani acknowledged that the action was carried out on the owner’s instruction. She said the decision was made after repeated attempts at communication and negotiation failed to receive a response.

“We waited for more than two hours to communicate peacefully. Because there was no response and the property legally belongs to our client, access was eventually opened,” she said.

Avani stressed that the action was not intended to seize another person’s property but rather to enter an asset that remains legally owned by her client and his wife, Ita Sapari.

She also denied allegations that members of the seller’s side harassed the Russian buyer’s child during the incident. According to her, they were instead attempting to avoid a dog that had been released inside the villa compound.

“There was no harassment of a child as alleged. We were actually trying to avoid the dog that was let loose during the incident,” Avani said.

The attorney revealed that her clients had filed a report with South Kuta Police several months ago regarding the alleged unauthorized use and occupation of the property by parties who had not fulfilled their payment obligations under the agreement.

Following the viral incident, legal representatives from both sides have continued discussions. While the buyer reportedly claimed to have access to bank financing to complete the purchase, Avani said no concrete evidence of available funds or approved credit facilities has been presented.

She added that during the latest meeting, the buyer again requested a reduction in the property’s sale price by several hundred million rupiah.

“We are still open to reaching an amicable settlement. However, what we continue to see are changing demands and no certainty regarding payment completion,” Avani said.

The dispute gained public attention after an alleged property damage incident at Villa DOM, located on Jalan Nusa Dua Highland No. 25 in Benoa Village, South Kuta, on June 10, 2026. The incident was reported by ED, a 47-year-old Russian national who claims to be the lawful occupant of the villa.

The case remains under legal review, with both parties maintaining their respective claims while negotiations and legal proceedings continue.
