BALINEWSID.COM, TABANAN — Bali’s property market welcomes a distinctive new residential development with the launch of Black Sands Oasis, a collaboration between Nuanu Real Estate and UNIT. Group at Nuanu Creative City in Tabanan, Bali. Inspired by Desert Modernism and incorporating Moroccan architectural influences and dune-inspired design, the development combines distinctive architecture, tropical living, and potential opportunities for property buyers and investors.

Officially launched on October 15, 2026, Black Sands Oasis features 111 residential units with prices starting at IDR 2.07 billion. Located approximately 700 meters from the beach, the development is designed to accommodate a range of lifestyles, from individuals and couples to families and property owners interested in the hospitality market.

Beyond its distinctive architectural identity, the project emphasizes construction quality, thoughtful design, and integrated property management as key elements of its development approach.

Distinctive Architecture Designed for the Tropical Climate

Black Sands Oasis interprets Desert Modernism through a palette of sand-inspired colors, natural materials, textured facades, and architectural elements influenced by Moroccan design. These features are combined with design considerations intended to support comfort in Bali’s tropical climate.

Terracotta light-filtering elements, ventilation systems, shading features, and carefully positioned openings are incorporated to help regulate natural light and airflow. The design aims to create bright, open interiors that maintain a visual connection with the surrounding landscape.

Another defining feature is Stella Solaris, a 15-meter-tall art installation that serves as a landmark within the development. Integrated into this structure is the Observatory Suite, an exclusive residential unit that brings together living spaces, architectural design, and the experience of inhabiting a work of art.

Lev Kroll, CEO of Nuanu Creative City, said Black Sands Oasis introduces a distinctive architectural identity to Nuanu’s residential landscape.

“UNIT. introduces a distinctive architectural character through Desert Modernism, while Stella Solaris strengthens the connection between art and living: a home within a work of art,” Lev said.

He added that the development contributes to the diversity of residential concepts at Nuanu Creative City, including through its attention to the needs of Muslim travelers.

111 Residential Units Across Nine Categories

Black Sands Oasis offers nine residential categories designed to accommodate different preferences, space requirements, and lifestyles.

The available options include:

Four-Bedroom Sky (4BD Sky) 159.8 m² 2
Four-Bedroom River (4BD River) 159.8 m² 3
Total 111 units

This range gives prospective buyers flexibility in choosing a residence for personal use, family living, or potential hospitality purposes.

Each villa features a private garden and swimming pool, with ceiling heights reaching six meters. Shared amenities across the development include pedestrian pathways, a communal swimming pool, shared courtyards, and a pétanque court.

The combination of private spaces and communal facilities is intended to balance privacy, recreation, and opportunities for social interaction.

Construction Quality at the Forefront

A key aspect of Black Sands Oasis is UNIT. Group’s integrated development approach. The company operates across several complementary business lines, including construction, modular steel manufacturing, furniture production, property management and food and beverage operations, as well as information technology and site analytics.

This integrated structure enables the group to participate in multiple stages of a project, from planning and production to construction and day-to-day operations.

Steven Fedos, Founder and CEO of UNIT., said the approach provides greater control over quality while reinforcing accountability for the finished development.

“From the design stage, we have considered how the residences will be built, used, and maintained over the long term. Black Sands Oasis brings together all of UNIT.’s expertise in a single project,” Steven said.

According to the project presentation, construction considerations include steel-frame systems, Building Information Modeling (BIM), and materials selected with the challenges of tropical humidity and heavy rainfall in mind.

UNIT. also offers a 25-year structural warranty. The applicable terms, coverage, and claims procedures are subject to the official warranty documentation.

For prospective buyers, construction standards and structural warranties are important considerations when assessing building quality, potential maintenance requirements, and long-term property management.

Leasehold Terms and Potential Investment Opportunities

Black Sands Oasis is offered under a 35-year leasehold arrangement, with an option to extend for an additional 20 years, subject to the applicable agreement and extension terms.

With prices starting at approximately IDR 2.07 billion, the development targets both buyers seeking a residence in Bali and investors considering opportunities in the island’s hospitality sector.

The planned accommodation management concept also places particular emphasis on the needs of Muslim travelers. Services are intended to align with Islamic principles and integrate these considerations into the guest experience, providing a point of differentiation within Bali’s diverse accommodation market.

Nuanu Real Estate, the property development arm of Nuanu Creative City, has a portfolio comprising 12 residential projects and one hotel investment. Its development approach combines considered design, sustainability, and a focus on long-term value.

Anastasia Sinberg, Director of Nuanu Real Estate, said Black Sands Oasis forms part of the company’s broader effort to provide a wider range of residential options at Nuanu.

“Our goal is to develop a diverse range of residential projects so that everyone who comes to Nuanu can find the way that best suits them to live, stay, and enjoy Bali,” she said.

As with any property investment, prospective investors should independently assess market conditions, operating expenses, occupancy assumptions, revenue-sharing arrangements, taxes, and legal terms before making a purchase decision. Actual investment performance will depend on market demand, operating results, and the applicable contractual arrangements.

Observatory Suite: An Exclusive Residence Offered Through Auction

One of the most distinctive features of Black Sands Oasis is the Observatory Suite at Stella Solaris, a unique residential unit offered through a private property auction.

Measuring 66.24 square meters, the suite occupies four levels within the 15-meter-tall art installation. Its spaces include a gallery, living area, and bedroom, complemented by a distinctive sundial feature and south-facing windows.

As a residence that differs from the development’s standard units, the Observatory Suite combines residential functionality with architectural and artistic value.

The auction opened on October 15, 2026, with the results scheduled to be announced on November 15, 2026.

Participants may also select one standard residential unit as a backup option. According to the developer, participants who do not win the Observatory Suite will receive an exclusive design for their selected alternative unit.

Further information about the auction process, participation requirements, and bidding terms is available at auction.blacksandsoasis.com.

The auction offers prospective buyers an alternative way to pursue a distinctive property. Participants are encouraged to review the complete terms and conditions before submitting a bid.

Part of the Nuanu Creative City Ecosystem

Black Sands Oasis is located within Nuanu Creative City, a 44-hectare creative development in Bali that brings together arts and culture, education, wellness, entertainment, and nature-inspired living.

The project expands the range of residential offerings within the development while bringing architecture, art, lifestyle, and community into a shared environment.

For prospective residents, Black Sands Oasis offers a choice of distinctive homes with varied layouts and amenities. For investors, its appeal lies in the combination of location, architectural differentiation, planned accommodation management, and the developer’s integrated business capabilities.

Nevertheless, potential returns remain dependent on market conditions, tourist demand, operating costs, contractual terms, and management performance. Investment decisions should therefore be supported by verified project documentation and independent financial analysis.

By combining Desert Modernism, an integrated development approach, and an exclusive residence embedded within an art installation, Black Sands Oasis introduces a distinctive residential concept to Nuanu Creative City. The project reflects an approach to living in Bali that extends beyond conventional accommodation, bringing together architecture, lifestyle, and the experience of place.
