BALINEWSID.COM, TABANAN — Bali’s residential landscape is gaining a new dimension. Ecoverse, a residential development by NPG within Nuanu Creative City, officially entered its operational phase on August 12, 2026, following a traditional Balinese Melaspas ceremony marking the completion of construction and the opening of the development.
Ecoverse is positioned not simply as a place to live, but as an integrated residential concept combining eco-friendly luxury living with professional hospitality services. Daily operations are managed by OXO Hospitality Management, giving owners the flexibility to use their units privately or place them in a professionally managed rental program.
The launch comes as Bali continues to attract both international visitors and investors. According to data presented in the company’s materials, Bali recorded 6,948,754 international tourist arrivals in 2025, an increase of 9.72 percent from the previous year. The island also welcomed approximately 9.3 million domestic tourists during the same period.
This sustained growth is also changing market expectations. Travelers and property owners are increasingly looking beyond strategic locations, placing greater importance on professional management, comfort, facilities, and a complete living experience within an integrated ecosystem.
This is where Ecoverse seeks to establish its position.
“Ultimately, a city is not judged by how it looks on a masterplan, but by how well the area functions once people actually begin living there,” said Lev Kroll, CEO of Nuanu Creative City, during the official opening. He was accompanied by Evgeny Obolentsev, CEO of Ecoverse; Anastasia Sinberg, Director of Nuanu Real Estate; Johannes Weissenbaeck, CEO of OXO Group Indonesia; Diana Akchurina, CEO of OXO Hospitality Management; and Reyni Wullur, Head of Corporate Communications at Nuanu Real Estate.
According to Kroll, the opening and commencement of operations at Ecoverse represent an important milestone in Nuanu’s development into a truly active and functioning community, rather than simply a visually compelling project on paper.
51 Units Built Around an Eco-Luxury Concept
Ecoverse occupies an area of 7,260 square meters and comprises 51 residential units.
The development consists of 29 suites, six one- and two-bedroom apartments, and 16 townhouses offering two-, three-, and four-bedroom configurations.
All units are delivered fully furnished, allowing owners and residents to use their homes immediately without the need to undertake additional furnishing and interior setup.
Technology and sustainability are also incorporated into the development. Ecoverse features centralized engineering and utility systems, smart-home technology, rainwater harvesting, wastewater treatment, drinking-water filtration, and waste management and recycling systems.
Supporting facilities include a 25-meter swimming pool, fitness center, restaurant, co-working space, and underground parking equipped with electric-vehicle charging stations.
Internal mobility is supported by an electric buggy service connecting Ecoverse with various facilities throughout Nuanu Creative City, including education, culinary, wellness, culture, creativity, and lifestyle destinations.
More Than a Property: A Professionally Managed Living Experience
For Nuanu Real Estate, a property project does not end when construction is completed. Once a building is handed over, the quality of its management becomes a critical factor in shaping residents’ experiences and the long-term value of the asset.
Anastasia Sinberg, Director of Nuanu Real Estate, emphasized that the post-sale phase is an important part of maintaining a long-term relationship with property owners.
With Ecoverse now operational, owners can choose to occupy their units privately or participate in a rental program managed by OXO Hospitality Management.
OXO oversees various operational requirements, including property maintenance, housekeeping, resident services, guest communications, and the management of both short- and long-term stays.
The model gives owners the opportunity to benefit from potential rental income without having to manage day-to-day hospitality operations themselves.
25-Year Leasehold Structure
Ecoverse is offered under a 25-year leasehold structure, accompanied by a building-structure warranty for the duration of the lease and priority rights to extend the lease for another 30 years.
The structure is designed to appeal to consumers who view property not only as a place to live, but also as an asset that can be occupied and professionally managed as part of an investment strategy.
Diana Akchurina, CEO of OXO Hospitality Management, said Ecoverse was designed to accommodate people staying in Bali for different lengths of time, from several days to extended periods.
She said the key differentiator is not merely the architecture or physical design, but the consistency of hospitality services incorporated into the residential experience.
With Ecoverse officially entering its operational phase, owners can begin using their units, while travelers and short- and long-term residents can also make reservations.
Bookings are available through several travel platforms, including Agoda, Airbnb, Booking.com, and Tiket.com, with rates starting from approximately Rp1.3 million per night, depending on the unit type and size.
Direct reservations are also available through OXO Living, providing information on availability and current offers.
The launch of Ecoverse marks a significant shift for Nuanu Real Estate—from presenting a vision for the future of residential development to putting that vision into everyday operation.
The project now faces a more meaningful test: whether eco-luxury living, hospitality, sustainability, and professional property management can work together as a practical and seamless residential ecosystem.
As Bali’s property market continues to evolve, Ecoverse raises a broader question: Will the future of living in Bali move beyond simply owning property toward owning an experience within a professionally managed ecosystem?
From its home at Nuanu Creative City, Ecoverse is now beginning to provide its answer.
